Who you choose to represent you and your home is critical, so the top 3 things you should discuss with anyone you’re interviewing are:
1. Local Market Expertise
Your agent should know the neighborhood trends, pricing strategy, and buyer behavior in your area. Ask “how many homes have you sold locally?” and what are the average days on market and what are the list-price to sale-price ratios? Every community on the South Shore is different. They each have their own variables including commutability/access to public transportation and/or highways, areas of town that are more desirable than others and why, as well as supply & demand.
2. Marketing Strategy
A great agent goes beyond just taking photos on their phone and posting it to the MLS. Look for someone who offers professional photography, social media promotion, email outreach, staging advice, and possibly video or virtual tours. Ask to see examples of recent marketing campaigns. Great agents should have those easily accessible and should be proud to share them. 3. Communication & Trust
Selling a home is personal. You need someone who communicates clearly, follows up promptly, and advocates for your goals. During the interview, notice how well they listen and explain their plan. Trust and responsiveness are key. As an “elder millennial” I like to think I strike the perfect balance of being super responsive via text, but know when a phone call or an email is more appropriate. Clients appreciate how I’m not afraid to have tough conversations, with other agents and even with them, when necessary.
